Finding Garage Floor Sealing Companies Miami FL

The garage floor receives a lot of daily torture – parked vehicles, foot traffic, storage of home and DIY tools and even toys. Some homes also have the laundry area within their garage. Most home do-it-yourself projects are also done in the garage. The garage of today has become the center of activity of a lot of households.

It is the goal of most homeowners to have a garage floor that is durable and has an aesthetic appearance. The best way to achieve this is to seal the concrete floor. Garage floor sealing companies Miami FL work to protect the bare and dull concrete floor and give it a clean and nice look and at the same time keep it tough and durable. Sealing also extends the life of the garage floor.

Types of Garage Floor Sealers

Garage floor sealers are categorized as being either topical sealers or penetrating sealers.

1. Topical Sealers

It seals the concrete floor by creating a protective top layer.

  • Acrylic Sealer. Applied using a roller or a sprayer. Two coats are applied to create the best protection. It gives off a glossy look and dries up easily so cars can be parked the next day after application. For best results, though sealer needs regular re-application at least every 18 months.  It is the least expensive of all garage floor sealers.
  • Polyurethane Sealer. This sealer costs more than epoxy. It requires a primer prior to application. While it is more durable and lasts longer than epoxy or acrylic it is the least preferred of all topical sealers.
  • Epoxy. This sealer is more expensive but thicker and more durable than an acrylic sealer. It bonds very well with a concrete floor. The process of epoxy application requires more time though.

A garage floor sealed with epoxy becomes water, abrasion, oil and vehicle fluid resistant. With proper application, epoxy floors has a long lifespan. This is the most preferred of all sealers.

2. Penetrating Sealers

These sealers work well even on dump surfaces, and of course dry surfaces as well. They should match the porosity of the concrete floor so they could penetrate the surface and react to it.

Concrete floors look the same after these sealers have been applied. The concrete floor will have the same level of traction, too.  Penetrating sealers need to be re-applied after about 5 years.

What's the Coating of Choice?

The most popular and commonly used sealer of a garage floor coating company is an epoxy coating. As always mentioned, an epoxy coating is thicker than an acrylic coat thus making it more durable. Epoxy coatings provide a wide range of benefits.
  • Bonds extremely well with concrete floors.
  • Can withstand high foot traffic.
  • Abrasion resistant.
  • Water, oil, road salt, vehicle fluid and hot tire resistant.
  • Cleaning requires only a simple wipe up with water and mild soap.
  • Very low maintenance required.

Preparation for Coating

To ensure that the epoxy coat perfectly bonds with the concrete floor, the floor needs to be prepared properly. Even the tiniest particles should be removed from the concrete floor.
Garage floor sealing companies Miami FL use a special equipment - diamond grinder, to do this tedious task.

After application, the epoxy floor should also be allowed to dry up and cure before foot traffic and the parking of cars in the garage can resume.

Finishing Touches

Epoxy coatings are available either as a clear coat or colored finishes. It comes with a high gloss shine adding a lot of character to an otherwise monotonous concrete floor. An epoxy coating of good quality applied properly on an equally prepared concrete floor can give your garage floor a long lifespan.

Applying an epoxy sealer can be a DIY project. However if you are unsure of the proper way of doing the job, it is best to hire garage floor sealing companies Miami FL.  They are experienced enough to do the job right the first time.
